I agree with Mansir2094...probably browser related issue but, a few other things to check if cache or browser is not the issue:
Check if you have any broken image links in the template
Look for any missing closing tags in your merge variables
Make sure all your personalization variables actually exist in your data source
If that doesn’t work, try creating a copy of the template and see if you can preview that version. Or even better, make a super simple test template to see if it's specific to this particular template or a broader issue.
Q: is this happening with just this one template or are you having trouble previewing all of them? Also, when's the last time you were able to successfully preview a template? That can give a clue...perhaps a recent change caused it?
